Your Texas home may be taxed on a value it isn't worth.

ProtestReady builds the evidence packet Texas homeowners use to protest their county appraisal — comparable-property evidence, exemption check, filing steps, and hearing scripts. One flat price. You keep 100% of any savings.

No percentage of your savings. No auto-renewal. No sales call — everything by email.

The problem

  • 1.4–1.6% Texas has one of the highest property-tax burdens in the country. Tax Foundation figures put the effective rate at 1.4–1.6% depending on how it's measured — one ranking puts Texas 5th, at 1.60%. There's no state income tax, so your appraisal notice carries the load.
  • 51.2% Realtor.com's 2025 Property Tax Report flagged 51.2% of Texas homes as potentially over-assessed, with a median estimated saving of about $607 a year.
  • Yet most Dallas homeowners don't protest: about 24% did in early 2026. And in 2025, owners of homes under $265K protested at 9.9%, against 41.7% for homes over $513K — the people who can least afford to overpay protest the least.
  • In Dallas research, protesters who won a reduction in 2020 saved about $485 a year on average; a newer summary of the same research puts the average saving for winners at about $600. Those are studied groups, not a forecast for your home.

Why not just hire a big firm?

Contingency firms file for you — and take a cut of your savings: 25% in Ownwell's worked example (25–35% by state), and 50% of first-year savings at O'Connor. Complaints about Ownwell commonly mention automatic re-enrollment, with an opt-out about two months before the deadline. On a $607 saving (Realtor.com's median estimate for Texas), a 25–50% cut is $152–$304 of that saving.

ProtestReady is the other shape: a flat $79–$99 packet, built on Texas evidence rules, that you file yourself. At the $79 early-bird price, it beats a 25% cut whenever the saving tops roughly $316; at the regular $99 price, the break-even is roughly $396. And there's nothing to cancel, because there's no subscription and no cut.

The Texas edge: unequal appraisal

Texas law (Tax Code §41.43) lets you protest on unequal appraisal: if your appraised value is higher than the median appraised value of a reasonable number of similar homes nearby, appropriately adjusted, you have a case — even if recent sales are scarce. Texas is a non-disclosure state, so sale prices aren't public. But appraised values are public, and that's exactly the evidence an equity case runs on. Every ProtestReady packet leads with it.

Every packet also checks

Exemptions

The school-district homestead exemption is now $140,000 off your home's value for school taxes — and $200,000 total for over-65 and disabled homeowners (voters approved both increases in November 2025). If you're eligible and yours is missing, you pay for it every year. We check the public record and flag exemptions you may be missing.

Record errors

Wrong square footage, beds, baths, or lot size on your county record card can inflate your value. We flag them.

Honest terms

Read this part — our competitors make you dig for it.

  • ProtestReady is an education and document-preparation service. We are not property tax consultants, agents, attorneys, appraisers, or representatives, and we don't file, appear, or negotiate for you.
  • No result is guaranteed. Appraisal districts decide. Anyone who promises you a specific saving is selling you something. Our job is to make sure you walk in with real evidence and a fair case.
  • The Protest Packet is not on sale yet. Texas law (Occupations Code Ch. 1152) reserves property-tax consulting for state-registered consultants; a personalised evidence packet sits near that line, so we are completing a Texas counsel review before selling it. The waitlist is free, takes no payment, and locks the $79 early-bird price for members. The $49 Exemption Filing Prep Pack — standard government-form preparation — is on sale now.
  • Typical savings figures on this page come from published research (Realtor.com 2025; Dallas protest studies summarised by UCLA Anderson Review, 2026) — they're context, not a promise about your home.

FAQ

When is the protest deadline?

May 15, or 30 days after your notice of appraised value is delivered — whichever is later. Always use the deadline printed on your own notice.

I already missed a homestead exemption. Too late?

Usually not. Late homestead applications are accepted up to two years after the taxes become delinquent. The $49 pack covers exactly this.

Do I have to go to a hearing?

Not first. The first step after filing is an informal meeting with the appraisal district. If you don't settle there, the next step is a formal Appraisal Review Board (ARB) hearing — and your packet's hearing script walks you through it.

Will protesting hurt me when I sell?

Your appraised value is a tax figure set by the county — it isn't the price a buyer offers. And protesting is a legal right used at scale: about 2.2 million protests were filed statewide in 2021, over 1.28 million of them by homeowners (O'Connor compilation of Texas Comptroller data).

What if my value actually looks fair?

The free check tells you, and we sell you nothing. That's the deal.

Why not use a free tool?

Free tools show raw data. A packet is judgment: which properties, which ground (equity or market value), what target value, in what order, and what to say. That's the work a hearing turns on.

Your 2026 tax bill is the receipt. Check it for missing exemptions.

Your October bill shows the exemptions that were applied to it. If one you qualify for isn't there, start with the free check; if there's a case, we'll show you the numbers before you pay a cent.
